Charlie’s Floor CareRefinishing · Georgia

Services

The work, in plain language.

No packages with names that hide what’s included. Here is what Charlie actually does, what it does for your floor, and how to know which one you need.

A hardwood floor mid-sand with a clean transition from the old worn finish to freshly sanded raw oak

Mid-sand: the old finish on the left, the raw wood underneath on the right.

Floor refinishing

The flagship service, and the one most Georgia homes actually need.

Most hardwood floors don’t wear out — they wear thin on top. The finish takes the traffic, goes dull, and eventually the wood underneath goes gray at the doorways and down the middle of the hallway. Refinishing replaces that surface instead of the floor.

I sand the existing finish and the worn top layer back to clean wood, deal with any spots that need patching, then lay down new stain if you want color and a set of finish coats over the top. What you get is the floor you already paid for, reading like new.

Good for: dull finish, scratches, gray traffic lanes, water marks, or a dated orange tone you want gone.

What’s included

  • Sanding the old finish back to bare wood
  • Stain or natural clear, your call
  • Protective finish coats for daily wear
02

Sanding & sealing

The bones of every refinishing job, done on its own when that’s all your floor needs.

Sanding is where the quality of a refinish is decided, and it’s the part you can’t see in a finished room. Each grit removes the marks of the one before it. Skip steps and the floor looks fine in the doorway and shows sanding swirls in raking light forever.

Sealing locks the wood so the finish sits on top evenly. Then the finish coats go down — that’s the layer that takes the scratches so your wood doesn’t have to.

Good for: a floor that’s structurally sound but has no life left in its finish.

What’s included

  • Dust-controlled sanding, room sealed off
  • Sealer plus finish coats
  • Care instructions before I leave

Hardwood restoration

For floors with a history — covered for decades, patched badly, or damaged in one area.

Old floors come with old decisions: a plywood patch over an old vent, a species that no longer matches, a pet stain that went through the finish and into the wood. Restoration is about fixing those before the finish goes on, so the new surface doesn’t seal a problem in.

That can mean replacing boards, re-nailing loose planks, filling, and staining to bring mismatched patches back into the room. Then the whole floor is sanded and finished together, so the patch disappears instead of standing out.

Good for: covered original floors, water or pet damage, bad past patches, squeaks and loose boards.

What’s included

  • Board and plank replacement
  • Patching and stain matching
  • A finish over the whole floor, not just the patch

Floor care & repairs

Small jobs are welcome here — they’re usually the ones that change a room the most.

One bedroom. A hallway. A stair landing. A single room that everybody walks through. Not every project needs to be a whole house, and quoting only big jobs is a good way to leave money on the table for no reason.

I also handle the smaller stuff: board replacement, re-nailing a squeak, a threshold, advice on what to clean your floor with and what has no business being near it.

Good for: single rooms, rentals turning over, repairs, and honest upkeep advice.

What’s included

  • Single rooms and hallways
  • Board repair and re-nailing
  • Honest advice on upkeep

Not sure which one you need?

That’s what the free estimate is for. Charlie looks at the actual boards and tells you the cheapest honest way to get the result you want — including when that answer is “you don’t need a full refinish yet.”
